If you want a new roof, new HVAC, new water heater, new plumbing to current code, new electrical to current code, and other worry free features of a newly built home, but also want the upgrades over builder selections, you’ve found the perfect solution! Bonus is the excellent Gray’s Creek school district!

I purchased this home as a new build ten months ago, and installed over $15K in upgrades since closing. Unfortunately, I have to finally accept that I require a main level bedroom. So my stubborn loss is your happy gain!!!!

Builder level appliances are replaced with over $7K in brand new Samsung Bespoke appliances. You can write notes or lists on the refrigerator and easily wipe them off later. You can also swap the panels out to different colors if you’re interested in a change. The beverage center provides access to cold, filtered water without opening the entire refrigerator door, and the auto fill pitcher stays full so there’s never a disappointment in finding an empty water pitcher. The flex drawer has multiple setting options depending on your preferred use, and there’s both small bite and standard size ice cubes available in the ice drawer. The dishwasher is an extra quiet 42 decibels with powerful storm wash and sanitize, and the range has multiple settings including an air fry setting, as well as several cooking programs. I had these same appliances in my house before I moved here. They worked perfectly, which is why I installed them here when I moved in. The kitchen hardware and fixtures are also upgraded for a more custom, high end look.

The kitchen includes a 9.5 foot center island, deep ceramic farmhouse sink, even more countertop space beyond the center island, and plenty of cabinets. The living room has a gas fireplace, and there’s great natural light throughout the house. Upstairs has 2 full bathrooms, 3 bedrooms, and a large bonus room with closet that can be used as a 4th bedroom. I’ve been using it as a guest room. A large laundry room is also located upstairs with the bedrooms.

The ceiling fans are upgraded for improved air flow, and include a remote for speed and direction. No more getting on a ladder to reverse the fan motor! The included light can change from a warm white to a bright white allowing you to adapt the color of light as needed or preferred. Additionally, the remote includes a nice dimming feature.

Blinds are installed on all windows, and the backyard is sodded, established,and fully fenced. The ten month new HVAC is a Trane split system with a separate thermostat on each level. The thermostats include Bluetooth for easy settings adjustment from your phone. The system has operated perfectly and my costs are low, even in the summer when I keep the house quite cool. Monthly utility use and costs can be provided upon request.

The neighborhood of Braxton Village is just off exit 41 from I95 and provides easy access to Fort Liberty, a quick drive to Raleigh, and just a bit more to eastern shore beaches. There is a private neighborhood pool and playground maintained through the HOA, with HOA dues at $577.00 annually. The neighborhood is also located within the sought after Gray’s Creek school district. An address search will provide builder information regarding schools, utilities, county information, and final build views. My grandsons attended all three schools, and my daughter is happy with the teachers and the education programs. This is a family oriented neighborhood with a lot of walkers, parents riding bikes with their kids, and a few of us retired folks sprinkled in. The utilities are all public, so no well or septic. High speed fiber optic internet is installed.

This lot backs up to an established neighborhood with acreage and trees that provide morning shade across the backyard. Enjoy the morning birdsong with a mug of coffee, and because there aren’t any two story houses built directly behind, privacy is good. I enjoy relaxing on the back patio when grilling dinner or just sipping a beverage and watching the color intense NC sunsets. A arbor trellis with Jasmine on one side and a grape vine on the other will stay since they’ve already started winding around and attaching to the trellis. I can remove them if the buyer prefers though.
