The amenities include a neighborhood center, pool, playgrounds, tennis courts, and walking trails. Pets must be approved. Non-smoking. Renters must have renters insurance while occupying the property. Landlord will perform air filter changes every 3 to 6 months. The renters must keep the rock areas free of weeds. The renters must ensure that the backyard drain at the wood's edge is clear and open. Call the Landlord if maintenance is needed. Must care for lawns and shrubs during occupancy. Must maintain the home exterior, including power washing when required, and not warehouse goods for sale or donation in the residence or garage. Storage is only for personal items. The rental is for residential occupancy only. The tenant will abide by the HOA rules of the Hampshire Neighborhood. Optionally, the Landlord can increase the rent by 3 to 5% each year and will give a two-month written notice before any changes.
