The property is located within the community of Granada Estates, which is a Homeowner's Association (HOA). The HOA requires credit and background checks for all occupants 18 years and older for $100.00 per person. The lease signer ONLY MUST have a minimum credit score of 625. However, the HOA waives all credit and background check requirements for active-duty military personnel.

The landlord will pay the HOA Monthly Maintenance Fee (MMF) of $120.00 and the (HOA) lease deposit of $500.00.

A new AC unit was installed in June 2021. Semi-annual (January & July) AC preventive maintenance service is provided by an air condition company and is included with the rent. The landlord provides twelve (12) AC filters (23 X 20 X 1) annually. The tenant(s) SHALL change the air filter monthly.

The house is wired for cable service and a security/alarm system. The tenant must establish service with a cable or an Internet service provider.

The owner will provide two (2) refrigerator water filters annually, and the tenant is responsible for replacing them when instructed by the refrigerator's "Replace Filter" lighter.

The landlord requests that the monthly rent payment of $4,000.00 be paid by Automatic Clearing House (ACH), Electronic Funds Transfer (EFT), or allotment. Monthly automatic payments must remain in place for the duration of the lease unless both parties agree to amend it. The first-month rent of $4,000.00 and the security deposit of $4,000.00 ($8,000.00 total) is paid in cash, a cashier's check, money order, or Zelle at lease signing before occupancy.

The rent will NOT change for the entire lease period; however, both parties MUST renew the lease annually.
